A Kitchen Remodeler for Houses That Are Still New

Pinkpatisserie remodels kitchens in Irvine, and a large share of our work is in homes that are not old at all. The house in Great Park, Portola Springs or Quail Hill closed a few years ago with a kitchen that looked clean on move in day and started showing its budget within a year. Drawers that stop short. Hinges that slam. A counter lit from behind you. A microwave hood that moves grease around the room instead of out of it.

We started taking these jobs because owners kept being quoted full remodels for kitchens that did not need one. A builder kitchen in a young house usually has square boxes, a workable layout and plumbing in a sensible place. What it lacks is the hardware, lighting, ventilation and surfaces that make a kitchen pleasant to use every day. Those can be changed on their own, in order, and the job can stop wherever the kitchen starts working for you.

How We Work

Every job begins with a walkthrough. We open every door and drawer, look inside the boxes, check how the uppers are hung, read the electrical panel schedule and look for a duct path above the range. Then we write the scope in three columns: keep, adjust, replace. You see the price of each line, so you can choose where to stop.

When a job moves plumbing, gas, circuits or walls, it goes through a City of Irvine permit and inspection, and we handle the plans and the scheduling. For condos and townhomes we prepare the HOA architectural review package, including drawings, insurance certificates and a work hour plan, before a start date is promised. Lighting we install is high efficacy and switched the way California Title 24 expects.

What We Will Not Do

We will not talk you into new cabinets when new glides and doors will do. We will not move a sink for a photograph. We will not quote a date that ignores a slab lead time or an association review. And we will not install a recirculating hood and call it ventilation.
